Basic Steps to Renting a Residential Property

Choosing a Property

You can search this web site or you can visit www.rightmove.co.uk and www.propertyfinder.co.uk to view the latest available properties.

We can arrange viewings for you between 10am and 6pm (Monday to Friday), and between 11am and 3pm on Saturdays.

The best properties get snapped up very quickly, so if you want to make sure you don't miss out on your dream rental home here's what you need to do.

Reserving a Property

•    Each adult prospective tenant will be asked to pay a non-refundable reservation fee* to secure your property (this reservation fee will, ultimately, go towards the first month's rent). At that point we will stop marketing that property to other prospective tenants and will inform any other agents that the property has now been reserved.
•    You will also need to pay a non-refundable administration charge* per adult person.
•    Acceptable methods of payment are bank transfer (all charges to be settled by the sender), banker's draft or building society cheque (within normal banking hours and allowing 5 working days for clearance) or cash.
•    We will ask you (and every adult in the proposed tenancy) to complete a signup sheet
•    We will need to see each prospective tenant's passport or some other form of photo ID.

Guarantors/Referencing

All prospective tenants are thoroughly referenced and credit checked. In some cases, we also request a guarantor.

•    If a guarantor is required, they must be UK based, hold a UK bank account, be in full time employment, and must be prepared to sign a guarantor's agreement.
•    New Let will carry out a reference check for each guarantor, the cost of which is included in our admin charges.
•    As part of the referencing procedure, a form will be e-mailed to you. This will include personal questions about you and your guarantor, i.e. employment and bank details. This must be accessed within 3 working days and fully completed within 5 working days. Please inform us immediately if there is a problem with completing this form within the given timescale.

Contract

•    On completion of referencing, a tenancy agreement will be drawn up for signing.
•    This is a legally binding document, so please ensure that you understand your responsibilities and, if you are unsure, seek legal advice before signing them. You will not be able to terminate the contract prior to the expiry of the agreed fixed period.

Security Deposit

•    At the time of signing the tenancy agreement, you will be required to pay a security deposit, which is normally equivalent to one and a half months’ rent.
•    A security deposit is money paid as security against, for example, damage to property, removal of furniture, unpaid bills, etc.
•    The security deposit (minus any deductions, if applicable) will be refunded to you at the end of the tenancy.

Rent Payments

•    Rent is payable monthly in advance by standing order.
•    Your holding fee will now form part of the first month’s rent, and you will only have to pay the difference.
•    You will be given a standing order mandate with details of the bank account into which you must pay your rent.
•    This must be set up prior to the commencement of the tenancy and must come out of one account only.
•    Please note, after the first month’s rent has been paid, if we are required to handle cash/cheques for subsequent rent payments we reserve the right to levy a handling charge of £5.00 + VAT.
•    If you cannot provide references, you may be required to pay anything between 3 months’ and 12 months' rent in advance. This will depend on the landlord’s requirements.

Inventory

If your landlord provides a professional inventory:
•    On the day you move in, you must be present to check the inventory and verify the condition of the property with the inventory clerk.
•    The cost of the inventory preparation and check-in report is normally borne by the landlord.
•    You will be required to pay the check-out charge (between £80 and £120 + VAT, depending on the number of bedrooms) at the end of the tenancy.

If your landlord does not provide a professional inventory, you must check with him or her as to what the check-in procedure will be. There will not usually be a charge for a landlord's private inventory.
